These numbers are the key. Each item, whether it's a candle or a Cyclops statue, takes up one space. This area has 61 items in it at the moment out of 150 maximum, so I could fit another 89 things in here. We each start out with room for 50 items in our dorm room and another 100 stored in our Attic, plus backpacks and banks.
Each House has two areas, each with its own item count. I call them Outside and Inside, although that's a little deceiving. When you go from Outside to Inside (or vice-versa) you'll always run into a Loading screen between the two. Danielle's smaller Marleybone house has a hidden workshop / basement that looks like an Inside room but it's technically Outside; I can walk right in without Loading a new area first and items there add to the Outside count.
So I wondered, is a Royal Estate really bigger than a Desert Villa, or does it just look bigger? Here's Olivia's Krokotopian home on the left and Sierra's in Marleybone on the right.

Surprise! They both hold the same amount of stuff, as do the larger Mooshu and Wizard City houses I checked. I had similar results comparing Danielle's place to Alex's small Wizard City cottage.
Dorms: 50 items total
Small Houses: 50 Outside, 150 Inside (200 total)
Large Houses: 150 Outside, 250 Inside (400 total)
So, once you've decided how much room you need for your stuff, the main question is which style do you like? Wizard City's stonework and grassy hills? Marleybone's moonlit cobblestones? The shifting sands and crawling bugs of Krokotopia? Mooshu's endless green sunny days? Or the dark foreboding fortresses of Dragonspyre? It's all up to you!
PS Diary of a Wizard's Harvest Fest is tomorrow at 7pm Central time, Nightside, in Vampire area 1. Hope to see you there!

I've owned many houses and my favorite is the Wizard City big. I have a secret graveyard, floating things, a scene of the phantom of the opera a labortory, and a secret room only I can access. Its exactly my style. I wish that the sky can change with the time of day. If you want to see it we can meet up any time.

I personally prefer the beauty of the Marletbone Royal Estate... The way the moon sines down on the shimmering ripples on the canals is simply beautiful, and the greenhouse is a perfect meeting place... And I've added a historical touch to my Private Museum on the 3rd floor =D
I prefer the big wizard city house my style is very odd I have lots of randome eary dark stuff in my court yard and a grave yard and I have a stage which once I get more statues I am giving a creepy air of being frosen in time : ) my inside is very marlybone I just love my house : D
I'm using Sierra's greenhouse for a crafting workshop at the moment, so she doesn't blow up the house. The little grassy spots in the middle were perfect for a statue gallery. I've done quite a bit with the outside but I've barely touched inside the house there.
